A Comparative Market Analysis will help Sellers determine the appropriate price range within which they should consider listing their home. Sellers should remember, Sales Price is ALWAYS a range. A CMA is included in ALL packages.
A "Buyer's Market" refers to a situation where the supply exceeds the demand, giving Buyers an advantage over Sellers in price negotiations.
A "Seller's Market" refers to a situation where the demand exceeds the supply, giving Sellers an advantage over Buyers in price negotiations.
Sellers may consider making reasonable repairs prior to listing their home for sale. Some repairs can be negotiated at the time of contract with the Buyer. However, some repairs may be required by the Buyer's Lender in order for the transaction to proceed. Seller's may then consider making the necessary repairs or possibly having funds for repairs held in escrow by the title company to be paid directly to the contractor completing the work post closing.
There is no "standard" commission rate for Real Estate Agents. Sellers can offer any rate they feel is appropriate to compensate the Buyer's Agent for bringing the buyer. Sellers may wish to consider 2%, 2.5% or 3% as an appropriate Buyer's Agent commission.

Transaction management includes facilitating document preparation for eSignatures, sending required documents to Buyers, Buyer's Lender, Appraiser, Buyer's Agent, Title Company to facilitate the transaction. This service is included when you purchase the Silver or Gold Package.
It is very common for Buyers to purchase a home inspection. Many home inspections result in a list of repairs the Buyer will want to have completed prior to closing. Sellers have the option of either paying for all of the requested repairs, not paying for the requested repairs, negotiating to pay for some of the repairs or having the funds held in escrow to be paid directly to the contractor making the requested repairs post-closing.
In a competitive market, Sellers may wish to require Buyers to include certain clauses in the contract to cover any potential shortfall between the agreed upon purchase price and the appraisal. Guidance in this area is included in the Gold Package.
